The purpose of this webpage is to keep concerned residents updated on this development application and to share information. We are currently seeking clarification from the Town on a number of issues and will use this webpage to update interested parties.
There has been a recent development application for the redevelopment of four existing residential properties in the community core located on the south side of Main Street between Park Drive and Pine Street (6461 to 6487 Main Street) which are directly across from St James church.
The developer has submitted a site plan application for 106 contemporary design “stacked townhouse” units within six “stacked townhouse” blocks. The proposal includes an underground parking garage that will occupy the majority of the building site, and a stacked townhouse design that includes a raised basement level, three above ground floors, plus a roof top utility room and roof top patio.
The builder is seeking amendments to the Town’s Official plan and changes to the Town’s current zoning on the following points:
The RED area shows where the developer wants to put 106 homes. The YELLOW area shows 106 homes currently in place. Does that suit this neighbourhood?
Based on the November 8 2021 submission date, the deadline for the 120 day review period would be March 8, 2022. Given the very short timelines for the Town’s review period, it is imperative that concerned residents provide their concerns to the Town ASAP and provide formal submissions and presentations at the Public Meeting which will be held in January or February of 2022.
We are concerned that this project is being pushed through the application process too quickly and without time for the residents to properly assess potential impact on our community and voice our concerns. It’s important for us to take an active role in community planning, and this matter will be coming to council early in the new year for a council vote. The Main Street is the heart and soul of our community – so let’s be part of the process and make sure we have our voices heard!
The developer filed a Complete Application for proposed amendments to the Town’s Official Plan (OPA21.006), the Town’s Zoning By-Law (ZBA21.008), and a complete Site Plan Application (SPA21.31) on November 8, 2021. Town Staff have a 120 day review period that is legislated by the Planning Act to review and comment on the proposal with the developer, hold a Statutory Public Meeting, and report to Council with a recommendation to approve or not approve the development as proposed.
We are now at January the 18th and we have not yet been informed about the Town meeting date. We have however been promised a meeting this week. We will keep you informed.

The proposed development does not adhere to the Town’s Official Plan and any updated zoning that would be permitted by the Official Plan. The Justification Report, as submitted, has definite areas that require clarification
